DELTA legal provided legal advisory to TRIGEA real estate fund on its purchase of Prague office building Galerie Louvre

The modern office building designed by Chapman Taylor and AG Studio is located near the Radlicka metro station in a very attractive part of Prague 5 and serves Czech and transnational companies such as Stadler, Lukoil Accounting, Finance Europe and Všeobecná zdravotní pojišťovna. In addition to more than 4,500 m2 of office space, tenants benefit from a restaurant on the ground floor and parking in the basement.

DELTA legal conducted a thorough legal due diligence during the acquisition, negotiated the contractual documentation and advised the client on the acquisition financing from UniCredit Bank Czech Republic and Slovakia, a.s.

The complexity of the transaction and the need for close cooperation and coordination with the bank and other client´s advisors throughout the project required the simultaneous involvement of several DELTA legal teams. The acquisition was led by Pavel Fára and the financing was coordinated by Libor Vacek, all with the assistance of attorneys Veronika Chrobok, Henrieta Hovanová and Lydia Cadete as well as other partners of the office Jiří Absolon and Michal Zahradník.

“I think I speak for all my colleagues when I say that it was an honour and a pleasure to help TRIGEA in its first purchase,” said Veronika Chrobok. “The whole transaction mediated by CBRE was immensely attractive and interesting both legally and commercially. Thanks to the excellent teamwork of all the advisors, a diligent client and very effective cooperation with UniCredit bank, we successfully resolved the ad hoc challenges that all transactions inevitably face and completed everything on time despite a very tight schedule. We wish the client a lot of success in its future investments.
