Visual inspection of the property (inspection of internal and external freely accessible areas)***
***If you don’t know what a visual inspection may include, here is a list of possible findings:
Site location – negative impact from traffic, surrounding development, natural influences (watercourses, forest, etc.).
Main load-bearing structures (walls, ceilings) – defects, cracks, deformations, permanent loads.
Perimeter wall penetrations (windows, doors) – condition according to material used, deformation, functionality of fittings.
Wall surfaces – cracks, defects, internal and external plaster, tiles.
Floors – assessment of the condition of floor coverings in relation to possible renewal or replacement, deformations, defects.
Wiring – size of main circuit breaker in relation to the electrical equipment and operation of the building. Main electrical distribution circuits in relation to the secondary circuit breakers, evaluation of the last electrical revision compared to the actual condition.
Water supply – source of water supply, location and condition of water meter assembly, location of main water shut-off valve, functionality of valves, verification of condition of DHW equipment, visual inspection of leaks.
Sewerage – method of wastewater disposal (may include treatment plant and method of water disposal), verification of treatment equipment, inspection of manholes and sewer venting, visual inspection of leaks. Verification of stormwater disposal.
Gas – location and marking main gas cap, marking and condition of surface piping.
Heating – assessment of heating sources, heating system, for local solid fuel heaters, condition of flues and connection to chimney, flue inspection, pressure in heating water system.
Roof – deformation of the roof truss, possibilities of leakage, condition of the roof covering, possibility of access to roof equipment and structures, equipment with roof accessories and assessment of the coating, faults in roof soffits.
Fire safety – condition and functionality of escape routes, signage of escape routes and their usability, checking the location and operability of fire extinguishers, location of electronic fire alarm sensors, revision of electronic fire alarm system.
Indoor climate – dew points in rooms due to thermal bridges, basement humidity, moisture ingress, leakage, ventilation in relation to activities.
- Identification of the main defects and deficiencies found during the inspection (list of findings and recommendations for their correction).
- List of missing project and operational documentation (check of construction documentation, check of operational documentation according to the installed technologies of the technical equipment of the buildings and check of the maintenance plan) and check of existing documentation.
- Expert estimate of the gross cost of rectifying any defects and deficiencies.
